residential remodelingThis residential remodel was a joy to do and a very rewarding experience for us. The client fell in love with a beautiful Tudor style house in a quaint neighborhood, but the interior did not meet the requirements for their lifestyle and family. After a design was established we went to work, tearing out old wood floors, and outdated tile. It was then decided after the project was started to remove and replace all plumbing, electrical and mechanical systems per homeowners request, which was not in the original plans.

The outside was in decent shape and structurally it was a fine house. The trick was to tear up only what was necessary, without loosing the ambiance of this classic home. Floor joists were leveled and sistered, sub floors laid with hardwood and tile in mind. The house’s bathrooms were completely redone with special tile floors, state of the art fixtures, and a steam bath in the shower. We completely gutted the kitchen to prepare for updated cabinets, appliances and fixtures. The new kitchen archway sagged due to poor support so a new steel beam was placed in the opening and leveling done. Leaded windows, arched doorways, and slate roofs were part of the beauty so they had to be matched when an addition was created where an old closed back porch resided. We had to tear off the porch and excavate for a three story addition which would hold rooms for humidity controlled wine cellar and storage in the lower area. The main level was for a classic dining area. The top level a beautiful walk-in closet off the master bedroom, which also had to be demo’d for a second story “bump out” to add room to the master bedroom/bath. This area also had a cute little balcony we updated. Each level had its own room addition so elevations had to be perfect. Copper flashing and gutters matched the original on the top of this addition. Large windows added great light to the main room.

Fireplace mantles of stone for the master bedroom and living room were installed, as well as wood floors with distinctive dark edging. Every room on each floor got remodeled. Cabinets, shelving and build ins accent the study, kitchen and baths. The whole house was blue boarded or coated with plaster weld for new plaster walls throughout. This repaired many of the walls that were destroyed for the new piping and mechanicals. Also a new computer, television, stereo, and security system was wired in the walls.

Outside a new cobblestone driveway and fieldstone patio and transition area meant digging up the entire perimeter of the house to lay proper foundation. At the end of the patio is a new outdoor fireplace and grill, with granite counter top.

The key to this whole project was to interact and manage the job with three additional prime contractors for the kitchen cabinets, mechanical and painting, which were hired by the homeowners. Time management and good work ethics falls into this category to keep the job running smoothing and efficiently.
